Broken and lifting roof tiles along a valley, with the coating flaking back to bare tile
A valley from one of our jobs. Cracked tiles, lifted edges and a coating that has let go.

What another summer does

A faded roof is not just a colour problem.

Adelaide heat, coastal air, Hills storms and blocked valleys show up as moss, lichen, cracked tiles, loose ridge caps and coatings that no longer protect. Leave them and the next heavy rain is often when a leak finds the ceiling.

  • UV fades the surface and bakes a dark, tired roof through summer.
  • Cracked tiles, failed pointing and tired flashing are common leak paths.
  • Patching the stain inside does not re-bed a ridge or reseal the field.

Restoration is for a roof that is worn but still sound. If it isn’t, the inspection will say so before anyone talks you into a coating.

What you actually get from a restoration.

Street appeal

Neighbours notice. A dull roof is often the first thing that dates a home.

Weather protection

Two coats of roof membrane over proper prep, made for Adelaide conditions.

Leak causes, not just stains

Tiles, pointing, flashing and sealants are addressed before the colour goes on.

A short time on site

Most homes are done in 2–5 days, and you can usually stay home.

A roof ready for summer

Sort it before Christmas, instead of waiting for the first 40-degree week.

A price you can see first

Free inspection. Published guide is $4,000–$15,000+. Your quote is specific.

Tile and Colorbond are not the same job.

Each material needs its own prep so the coating bonds and lasts. If you’re not sure which you have, say so on the form. The inspection settles it.

Tiled roofs

Concrete and terracotta, common on older Adelaide homes.

  • High-pressure clean to lift dirt, moss, lichen and debris
  • Replace broken tiles
  • Re-bed ridge caps and repoint
  • Fix flashing and leak points
  • Primer or sealer, then two membrane coats

Colorbond and metal

A different surface. The same “paint the roof” shortcut fails here.

  • Restoration specified for metal, not a tile process copied across
  • Clean and repair before any coating
  • Sealer or primer suited to the roof
  • Two finishing coats for colour and weather resistance
  • If sheets or the structure have failed, you’ll be told restoration isn’t the fix

Three ways to restore. One is the usual choice.

No package has a made-up price. Scope is what their process includes. The number comes after the free inspection. Deposit stays $0.

Repair and protect

For a roof that needs faults fixed and the surface protected, without a full colour change. Cleaning where needed, repairs, and sealing suited to the roof.

Words from customers, as featured on our site. We haven’t added a review count because the site doesn’t publish one.

“We have a two storey property with solar panels requiring a complete repair, restoration and paint mainly due to extensive damage caused by pigeons and recent storms. Michael and his team arranged and completed everything professionally and thoroughly, including removing and replacing panels and pigeon guarding. We could not be happier with the result.”
Miriam C.
“Michael was extremely professional in all aspects of the project, from quoting to completing the roof restoration. I would highly recommend him. All my neighbours are super impressed with the final results. Definitely five stars.”
Bruno G.
“Michael was a pleasure to deal with and the work was great. He was very communicative, great price and great job. The quote was quick and the work started quickly. The job was completed just before some heavy rains came, and not a single issue.”
Clint M.
“Thank you for being so quick in booking my roof maintenance and going above and beyond to be flexible with my availability. Excellent value and an excellent job. Our roof has never looked better.”
Megan J.

Restoration first

We specialise in restoring sound roofs, and we’ll say when replacement is the real answer.

Built for this climate

Prep, pointing and two membrane coats aimed at Adelaide heat, rain and storm exposure.

Clear and local

Over 10 years. Licensed and insured in SA. ABN 72 548 781 472. Monday to Friday, 9am–5pm, with 24/7 emergency help.

Servicing Adelaide, the Hills, Norwood, Burnside, Unley, Glenelg, Marion, Prospect, Tea Tree Gully, Salisbury, Elizabeth, Port Adelaide, Noarlunga, Seaford and surrounding suburbs.

The risk sits with the inspection, not a surprise invoice.

  • Free, no-obligation on-site quote. You can say no.
  • $0 deposit to get started. Nothing upfront.
  • We warranty our work. Ask for the written warranty that applies to your roof before you accept — a year length isn’t published on the website.
  • A restored roof can last an extra 10–15 years or more with maintenance. That is their lifespan guidance, not a warranty period.
  • You can usually stay in the house while the work is done.

The worries that usually stall a quote

“They’ll push a full replacement.”
Restoration is the offer. If the structure isn’t a candidate, we say so at the inspection rather than coating a roof that won’t hold.
“I’ll have to pay to even find out.”
The consultation and quote are free. Deposit to start the work is $0.
“Summer will arrive before they do.”
Ask for the inspection now if you want it finished before Christmas. Weather moves dates. There is no fake countdown on this page.
“I don’t know my roof type.”
Choose “not sure” on the form. That’s a normal first answer.

Questions, answered straight.

How much does roof restoration cost in Adelaide?

We publish a typical range of $4,000 to $15,000+, depending on roof size, condition, repairs, repointing, pressure cleaning and coatings. The accurate figure comes from an on-site inspection. The inspection and quote are free, and the deposit is $0 if you proceed.

Is restoration worth it compared with a new roof?

When the structure is still sound, restoration is significantly more affordable than a full replacement. It repairs damage, deals with leaks and adds protective coatings. A restored roof can last an additional 10–15 years or more with proper maintenance. If the roof has major structural failure, replacement may be the honest recommendation. The inspection decides.

Can I change the colour?

Yes. Coatings come in a range of colours, so restoration can update street appeal as well as protection.

Do I need to leave home?

In most cases, no. Expect some noise during cleaning and repairs. Disruption is generally minimal.

How long does the work take?

Most residential restorations take 2–5 days, depending on size, condition and weather. Larger or more complex roofs can take longer.

Will it fix leaks?

In many cases, yes. Restoration deals with causes such as cracked tiles, worn sealants and damaged flashing, rather than only covering the stain inside. A permanent result depends on the roof being suitable for restoration.

Are you licensed and insured?

Yes. We are fully licensed and insured to work in South Australia. Ask for the licence details on your quote if you want them in writing.

Which suburbs do you cover?

Metropolitan Adelaide, the Adelaide Hills and surrounding areas, including Norwood, Burnside, Unley, Glenelg, Marion, Prospect, Tea Tree Gully, Salisbury, Elizabeth, Port Adelaide, Noarlunga and Seaford. If you’re unsure, ask and we’ll confirm.

What is included?

A typical restoration is an inspection, high-pressure clean, repairs such as cracked tiles or metal faults, repointing where needed, a sealer or primer suited to the roof, then two coats of roof membrane. The property is left clean after a final check.

What happens after I send this form?

We call to book a free inspection. You get a quote after we’ve seen the roof. You don’t pay a deposit to start, and you’re not obliged to go ahead.
